Overview
Barnett Roofing replaced an aging low-slope roof with a durable, energy-efficient multi-ply modified bitumen system finished with a light, granulated cap sheet. The new assembly delivers robust waterproofing, clean seams, and simplified long-term maintenance— ideal for Orange’s warm summers and seasonal rains.
Scope of Work
- Full tear-off to deck; surface prep and replacement of damaged sheathing as needed.
- Primer at critical substrates and installation of base sheet across all roof fields.
- Heat-welded/torch-applied plies for continuous, watertight seams.
- Granulated modified bitumen cap sheet installed to manufacturer specifications.
- New sheet-metal edge, pipe flashings, and curb/chimney details; sealed penetrations.
- Cricketing and slope-to-drain improvements for better water management.
- Final inspection, quality check, and jobsite clean-up.
Why This System
Modified bitumen offers excellent fatigue resistance and weatherability on low-slope roofs. The light granulated surface reflects heat, helping control rooftop temperatures, while multi-ply construction provides redundancy against leaks at seams and penetrations.
